Maintenance Technician – Westfield Senior Housing

Maintenance Technician – Non-exempt Full Time
SUMMARY: Maintain building and grounds.
SUPERVISOR: Facilities Director
ESSENTIAL JOB RESPONSIBILITIES:
1.Work with the Maintenance Manager to carry out the
2.Respond to daily tenant calls to assess and fix any Maintenance issue within their apartments
3.Identify needed supplies to Maintenance Manager for purchase
4.Keep sidewalks, parking areas and roadways throughout the campus clean and swept.
5.Service and lubricate lawn and snow-removal equipment according to PM schedule.
6.Plow and shovel snow on sidewalks, steps, & entranceways
7.Complete work assigned on daily maintenance work order forms.
8.Complete work order forms with time and cost of supplies and return to office.
9.Ensure proper removal of trash and recyclables.
10.Store chemicals, tools and equipment in a proper and safe manner.
11.Refurbish living units for the next occupants (paint, repair holes in walls, polish floors, etc.).
12.Repair or replace damaged or broken fixtures or equipment.
13.Inspect interiors and exteriors of the buildings for needed repairs and report any issues to the Maintenance Manager.
14.Change filters in HVAC equipment.
15.Responsible for tasks, such as fixing leaky pipes, painting rooms, And patching drywall
16. Remove snow from around and on top of the bus prior to scheduled trips, outings
17.Assist with setup and cleanup for special events.
18. Communicate with co-workers and tenants on the status of any tasks you are working on
19.Carry out other tasks as assigned by the Maintenance Manager
20. Provide on-call coverage from 4:30 pm-8:00 am on a daily rotation as well as rotational weekend, & holiday coverage

6.Promote teamwork in providing services to residents.
7.Use lifting belt when lifting more than 20 lbs., and wear safety goggles when using power tools.
8.No smoking in the building or while operating any and all equipment.
KNOWLEDGE EXPECTATIONS
1.OSHA-MSDS sheets and procedures
2.Fire and safety procedures
3.CPR/AED certification
4.Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with ability to do minor repairs
5.Understanding of and ability to repair minor plumbing, carpentry and electrical problems
6.Drywall repair and painting
QUALIFICATIONS
- 5-7 years of experience in maintenance or environmental services
2. Enjoy working with the senior population
3. Black seal license preferred
4. Knowledge of Fair Housing /HUD requirements a plus
