Risk Management in Senior Housing
Managing housing for older adults often requires staff to respond to physical limitations, cognitive changes, safety concerns, and increased vulnerability. This session will provide practical guidance for property management and maintenance professionals working with an aging resident population.
This engaging session will focus on common challenges property management, service coordinators, and maintenance teams may encounter when working with elderly residents. Topics will include, but are not limited to, practical approaches to accommodations, communication, safety concerns, and managing changing resident needs, with an emphasis on day-to-day property operations and effective resident interactions.
HOTMA Today
The Housing Opportunity Through Modernization Act (HOTMA) brought significant changes to affordable housing compliance, and implementation continues to evolve as housing professionals work through new requirements, policy decisions, and operational challenges.
This session will provide an overview of the key areas affected by HOTMA, including income and asset calculations, recertifications, verification requirements, and discretionary policy decisions. We will also discuss common implementation challenges, industry questions, and areas where additional guidance from HUD is still needed as we move toward HUD’s compliance date of January 1, 2027.
Designed for housing professionals who want to stay current on the latest developments, this session will focus on what HOTMA means in practice, where the industry stands today, and what compliance staff should be watching for as implementation continues to unfold.

Morgan Baldwin brings years of experience in the affordable housing industry to her role as a Housing Compliance Trainer at US Housing Consultants.
She began her career as a Compliance Specialist, focusing on detailed monitoring and auditing of various multifamily housing programs throughout Florida.
Morgan’s expertise is supported by a Bachelor of Applied Science (BAS) degree and the respected Housing Credit Certified Professional (HCCP) certification from the National Association of Home Builders.
Recognized for her ability to make compliance approachable and relatable, Morgan empowers others to confidently navigate the complexities of regulatory requirements with clarity and assurance.
Morgan’s mission is clear: to inspire and educate the next generation of housing professionals, ensuring
affordable housing remains accessible, equitable, and sustainable for all.

- Non-members of LeadingAge New Jersey & Delaware may register for this event at the full rate of $300.
- Registration fees must be paid by the invoice due date or the date of the training, whichever occurs first.
Substitutions & Cancellations:
- If you register and are then unable to attend, we encourage you to send substitutions in writing to Ivy at ibeck@leadingagenjde.org as soon as possible.
- Cancellations sent in writing before September 18th will be refunded less a $25 processing fee.
- Cancellations after September 18th are ineligible for refunds, however funds may be credited toward another training or event in the future.
